The inhospoic of the pre-estate

Out of the settlement, pure in the city.

The room separation of living, working and leisure has survived. Also families discover the previous city life.

In "Hauslebauer become Stadtburg" I reported from the trend reversal observed in recent years: not only singles and students, including families with children can again present a life in the city today. This is confirmed by studies as you have in recent years u.a. were carried out by the German Institute for Urban Studies (Difu).

Again 40 years ago, this development was unthinkable – who could, flea from the city. The dream of the West German family was the freestanding home on the outskirts, the East German dreams of a standardized 3-room apartment in one of the new, hasty highlighted plate trees. But many westerners did not manage to the home, but only in one of the coarse settlements on the outskirts. On more than two decades, city and landscape were carried out with the products of industrial housing construction – in the sixties and early seventies were alone in West Germany alone over half a million residential units "produced".

A roof about many kops

"The word ‘social’ to be applied to the subsidized housing construction after 1945 can only be allowed the hypocrisy. He called for the spin-off of the burger from the city traditions, he makes asocial."

Alexander Mitichlicherich, the inhospoic of our city, 1965

Even early there were warning voices, which, however, only many years later leading to a slow reorientation in housing construction. So complained by the psychologist and writer Alexander Mitichrichich in his 1965 published pamphlet "The inhabitus of our city" The sprawling detached house settlements on the one hand and the fantastic, uniform social housing construction, the "Planned slums that are commonly called social housing", on the other hand. The lack of space of detached house carpets tried to counteract with an extreme compaction in coarse settlements – both the one and the other strategy resulted in results that represent a mortgage today for many city.

Of course, the merits of the epoch of industrial housing should not be concealed. Undoubtedly, the supply of millions of people with affordable living space was a gross performance – everyone to get a roof about the head was the most important criterion after the destruction of the war. The downside was the standardization of the apartments, with identical floor plans from the ground floor to under umbrella, the short-dimensioned residential flat, the low standard, the depressing admission of the buildings and the laveless public space. But this deficiency was not started to feel as such, as the lack of housing history and the interior clo was a self-consolidation. Previously, an apartment in the coarse plate East or in the Kachelwurm West was a fine thing, and people only like to fall in love with their david old buildings in the center.

Living (Alb) Dream of the Small Family

"The detached house, a harbinger of the disaster, which is always further drugs in the landscape, is the epitome of urban responsibility and the manifestation of private selfishness."

Alexander co-arms, the inhabitancy of our city, 1965)

Today not only the claim has risen, even the lifestyles have changed. Those who can eat was barely spontaneous for living in a disk building skyscraper. The standard floor plan for the standard family – even an expiration model – is hardly more to market. And also those who could fulfill their residential dream in the form of a single family house or at least one semi-detached house and thus have a perfect personal freedom, traces increasingly the handicap of the long ways between work and place of residence. On average, four weeks lifetime remain a lifetime per year on the track, from investing in gasoline and second car to be silent.

The problem of long ways was also seen 40 years ago, the remaining words of co-slip and others, however, was largely unnecessary in the autocratic age: "Is the segregation of residential and working area as necessary as we are suggested? That may still be tackled for the ‘dirty’ industries, but not for the countless clean manufacturing or administrative companies."

In times, since in more and more families both partners are professional, this problem has been won on explosive. The available time often decides on the compatibility of family and profession – short distances to work, childcare facilities and leisure activities are therefore in demand. And all there is only in the city. Also many of the new jobs in the "Knowledge industries" Are there settled. Therefore, it is quite likely that the decades of undisputed residential ideal of the Germans, the freestanding home in the green, the best times behind them.

The Renaissance of the Mietsaries

"Know Friedrichshain, the in-quarters in Berlin? His popular and across Berlin known Kiezezeiches around the Simon roof and Samariter district? The enchanting and charismatic old buildings in the best and searched residential area, its unique monuments?"

Kniring planks, dark, mulltonna-inventory backhops, cold hot water, no matter – real estate apartments enjoy persistent popularity. The rediscovery of the "Leases" If there is already about 30 years now: What started as a refuguis for home surgery has long been popular with high earners. The underlying the architects and city planners of the modern underlying landfills are not only rehabilitated today, but almost "Breadships of European city culture"(Werner Durth).

But the popularity of this living is not only at the stucco and the Morbid charm. Rather, Grundermugehauser has proven to be a period of 100 years and more than surprisingly convertible. First, the wealthy burgers lived there, then the workers came, then the students, finally the (1987 from the city-sociologists Hartmut Haermann and Walter Siebel discovered) "new urban". Old building apartments offer no exactly what is missing the standardized new construction apartments of the post-war period: coarse, flexible accessible rooms and a coarse room feel thanks to the high floor ceilings and coarse windows. For free there is the city’s life feel of the mostly centrally centrally or at least close to the center. Many satisfied residents do not leave their quite a lot of apartments only when children ask – Eperries pull them to the outskirts when they find no child-friendly and at the same time in the city.

The surrounding motion is therefore also financially conditioned and not (only) to feed on aversion to the city life – but many outskirts of the city: After a study of the Institute for Urban Planning and Social Research Weber and Partners, the highest investment in city apartments or primary matter will be saved by the saved Mobilitat costs in most cases more than balanced. The deduction of the homeowner and the reduction of the commuter flat rate – both "Sprays" Par Excellence – Moves the bill further in favor of the city.

In addition, the economic and social development demands the recovery of the traditional city mixture: living and working in the service age again closer together, families and old wishes a city of short distances in which informal auxiliary systems take place to the place of a decreasing state senseorge can. In short, reduced public services drove that people focus their activities in a place in a place.

On the other hand, many cities can no longer afford to maintain the infrastructure of extensive, dunnied suburbs or even expand. According to a recommendation of the Council of Sustainable Development, the tagging increase in settlement and traffic flats of Uber 100 hectares in recent years – this corresponds per year to the Flat from Koln – by 2020 to 30 hectares. Resources for a flat-saving domestic development through (um-) use of construction striking and broke by industry, militar, rail or post are sufficiently available in many German cities. The German cities perforated by war summaries and entity industrialization offered plenty of space for the residential fantasies of the new urban castles – if the city planners let them know.
